Our property brochures are crisp and clear with laser printed state of the art technology using digital camera colour photographs while our sign boards, in blue and yellow, are attractive and a prominent display at your property.


 
Advice and Marketing 
 


We would be pleased to carry out a professional market appraisal on your property by one of our experienced Valuers who will advise you on the price range, recommend a method of sale and a suitable asking price based on current market conditions.

Once we have your instructions to proceed we will prepare the draft particulars with colour photographs for your approval, usually within 24 hours. These are then mailed out to buyers by post, fax or email on the same day. Window displays are provided in a prominent position and a for sale board erected. With our advanced computer systems we can show potential purchasers both external and internal views of your home in the comfort of our office. These photographs are also uploaded on a twice daily basis to the world wide web through our own website.  

Where a property is occupied we will arrange a viewing by appointment with you directly or alternatively we can accompany if you so desire.

 

 
Follow Up System 
 


When an offer for your property is made we will convey this to you by telephone and/or in writing so that you are fully aware of the current position. We will obtain as many details as we possibly can with regard to the prospective purchasers ability to proceed, their mortgage requirements and whether they have a property to sell to enable them to conclude the purchase.

We will contact legal advisors with detailed information about the sale. We make regular checks to ensure that progress is being made by the purchaser with regard to their financial arrangements or any connected house sale. We will liaise with all professional Valuers or surveyors that may need to make arrangements with regard to their inspection of your property.

 
The Cost  
 


We quote a fully inclusive commission to sell your property normally covering all marketing expenditure such as leaflets and brochures, photographs, signboard and local newspaper advertising. If you require additional advertising in any of the major publications then we will obtain specific quotations for your approval prior to placement.

Our commission only becomes payable on the conclusion of a sale as defined within our Conformation of Terms Agreement between us.
