Selecting the Right Tenant
Our job is to select the best potential tenant for your property. Our state of the art software matches your property to our database of tenants and our qualified staff will appraise these tenants prior to viewing to ensure suitability.
Choosing the correct tenant for you is hugely important to us, so we undergo the strictest of selection criteria which includes an independent referencing company for credit and financial checks, employer’s references, previous landlord references, identity checks for proof of residency and copies of six months bank statements. Only once these checks are satisfactory, can we then recommend the tenants to you.
We also offer a Rent Warranty for the first six months of the tenancy which you can choose to renew at the end of this period.
Rent Smart Wales
As a result of the new Housing Act Wales 2014, landlords who own rental property in Wales (regardless of where they live) will be obliged to:
- Instruct a Licensed Agent to manage their properties or
- Obtain a Licence from Rent Smart Wales to manage their own properties
- Register all their properties with Rent Smart Wales
- Both Landlord and Agent Licences require successful completion of a one-day training course, a licence fee and adherence to the Code of Practice – Part 1 of the Housing Act (Wales 2014). Deadline for registration and licensing is 23rd November 2016
Your property must meet UK’s legal safety requirements and standards. We ensure our landlords are kept up to date with the latest legislation – it’s all part of the service. We will work on the essentials such as gas safety certificates, electrical safety certificates and building insurance etc.
All the Paperwork in Order
Once we have selected a tenant it is very important that all the required paperwork is prepared correctly. As we are RICS registered we keep up to date with all the latest legislation. Not only will we produce a tenancy agreement we will also ensure that all the supporting documentation such as deposit certification and protection, standing orders, prescribed information and more is completed. We can supply one very important document the “Schedule of Condition” not provided by many agents, which avoids any future disputes over damage / breakages.
On the commencement day of the tenancy we will ensure that the tenant has sign all relevant forms, that all payments have gone through and that all legal requirements have been completed.
A Smooth Running Tenancy Means You Can Relax
If you are using our fully managed service – just relax and we will take care of everything for you. We have a dedicated team all working for you to ensure the smooth running of your tenancy. We have a dedicated property maintenance manager to ensure the safety of your tenant and legal compliance.
We have a dedicated member of staff to collect and make the rental payments and to chase any late payments. Upon request we can inspect the property to ensure the tenants are maintaining your property to satisfactory standards and of course we will deal with the inspection and deposit refunds when your tenants vacate.
Our friendly and professional team are dedicated to finding the right property for you and then ensuring that you receive our best attention throughout your tenancy. Once we have discussed the properties which may suit your requirements, viewings will be arranged at a time convenient to you wherever possible. A member of staff will give advice and answer queries, however specific enquiries may need to be referred to the landlord. We aim to make the start of your tenancy as straight forward as possible.
