A rare opportunity to acquire a sizeable and productive parcel of agricultural land extending to circa 230.49 acres (93.28 ha) at Kenwick Grange Farm located between the town of Ellesmere and village of Cockshutt in Shropshire. The land is split into three main blocks which are all accessible from the roadway. The majority of the land is cropped with cereals as part of an arable rotation however there is also one substantial block of grassland. General Remarks

Bowen Son and Watson with Kent Jones are delighted with instructions to offer 230.49 acres (93.28 ha) of agricultural land at Kenwick near Ellesmere for sale by private treaty. The land is split into three principal blocks alongside one individual field at the southern boundary. The land has been well maintained and its predominant use has been as part of an arable rotation growing both winter and spring cereal crops. The land includes approximately 34.10 acres of grassland which has stock proof boundary fencing.

Location

The land is located at Kenwick approximately 4 miles to the south of Ellesmere and 2.5 miles to the west of Cockshutt in Shropshire. Road access to the land is excellent with a number of access gateways leading into the parcels from the council maintained roadways.

The Land

The land totals circa 230.49 acres (93.28 ha) and includes field drainage to the majority. The largest block of arable land extends to circa 135.98 acres (55.03 ha) while a smaller block of arable land extending to circa 59.82 acres (24.21 ha) is located to the other side of the roadway. Finally a block of grassland extending to 26.91 acres (10.89 ha) is located at the northern boundary while a single enclosure of grassland is located at the southern boundary extending to circa 7.19 acres (2.91 ha).

Basic Payment Scheme

We are informed that the Basic Payment Entitlements are owned by the vendor and will be included within the sale.

Available by Separate Negotiation

Two additional parcels of good quality grassland extending to circa 5.55 acres (2.24 ha) are in separate ownership to our client's land and are available to purchase by separate negotiation. These parcels are numbered 15 and 16 on the Schedule of Land and are outlined in blue on the accompanying land plan.

Easements, Wayleaves and Rights of Way

The land is sold subject to all wayleaves, public or private rights of way, easements and covenants whether specifically mentioned in the sale particulars or not. The land does not include any mains water connections however we are informed that a supply pipeline runs through land parcel 6 for the supply of adjoining land and that mains water is also available in the council maintained roadway subject to arranging for new connections etc.

Directions

From the Agent's Office proceed through the town centre along Cross Street and at the roundabout take the third exit right into Talbot Street. After a short distance turn right into Watergate Street and continue ahead into Birch Road passing the Marina on the left. Continue over the canal bridge and take the next turning left signposted for Lee. Continue ahead for just over two miles through Lee and the land will be identified to either side of the council maintained roadway by the selling agent's 'For Sale' boards.
