THE SITE

The property comprises an approximately level parcel of residential development land situated off Hand Lane, Ponciau outlined in red on the attached plan.

MINING STABILISATION

Bowen Son & Watson have on file a report from NKC Giotech Limited of works carried out to stabilise ground conditions at the property. A series of holes were drilled on site and the land granted to a fill thickness from between 1.6 metres to 2 metres across the site. Individual reports are available for inspection if so required.

SERVICES

We are advised that connections in respect of water (Dee Valley Water) together with sewage connection, electricity and gas are available to the site subject to statutory regulations.

PLANNING APPROVAL

Outline planning permission for the erection of five dwellings comprising three detached units and a pair of semi-detached units was granted by Wrexham County Borough Council on the 24th May 2016 under Code No RHO P/2015/0340. A copy of the planning certificate is available on-line and from the Agent's Wrexham office.

SIZE OF DWELLINGS

Plots 1 and 2 comprise a pair of semi-detached houses with floor areas of 84 square metres (approximately 904 square feet) over two floors. Plots 3 to 5 comprise three detached units comprising the same external footprint with accommodation extending to approximately 102.3 square metres (approximately 1100 square feet) of accommodation on two floors. Architectural plans show typical elevations although without great detail as the application in planning was outline.

DIRECTIONS

Leave Wrexham on the Mold Road leaving the town passing the Football Ground to the large roundabout at which take the turning onto the A483 dual carriageway in the direction of Oswestry. Leave at the second junction (Johnstown roundabout by Starbucks) and take the third exit signposted B5605 Johnstown. After passing over the brow take the right hand turning into Fennant Road. Continue through the dip in the road and up the hill taking the second turning right into Stanley Road continuing the full length of the roadway bearing left up the hill again into North Road. At the top of North Road fork right onto Hand Lane where the property will be observed on the right hand side.
