Our team will work together across our offices to find a buyer for your home. Bowen son and Watson has an extensive database of potential buyers. However more than this, we take time to talk to those people regularly and understand their needs. This enables us to identify and connect potential buyers with seller very effectively.
Marketing your home
We take the time to get to know our buyers. We have the latest technology which works behind the scenes to match suitable buyers to your home. We also have the personal touch and are always talking to people in our branches, on the phone and when we are out and about. Our staff are locals to their communities, who know the area inside out and who understand the needs of both our sellers and buyers. This means that our approach ensures a professional and personal touch.
We act for you our client in all negotiations, and will achieve the best price possible for your property. We will keep you fully updated at all times and will explain fully the situation of your potential buyer, their status, their financial situation and other requirements such as timescales for completion etc. This will enable you, the client, to make fully informed decisions.
Agreeing the Sale
Once you are happy to proceed with an offer we will confirm this in writing to all parties, including your solicitors, noting all relevant details of what has been agreed – you don’t want any surprises along the way.
Keeping you informed & Sales progression
Once solicitors are instructed one of our dedicated sales staff will regularly report to you with updates on your sale. Your buyer may need a mortgage valuation or a more detailed survey. They will also need to pay for the local authority searches. Your solicitor will need to prepare and issue a draft contract to the buyers solicitors who will then need to raise additional enquiries.
Managing “The Chain”
We don’t just keep you up to date with your sale, we keep in touch with all other parties involved both above and below your property to ensure all the necessary procedures are happing when and how they should. We will keep you informed every step of the way.
When the solicitors are satisfied that all their enquires have been dealt with and your buyers funds or mortgage offer is in place, it is time to sign contracts. This usually requires a deposit, normally 10%, to be transferred from your buyers solicitors to your solicitor and an agreement for completion date to be reached. Once all is agreed the “Exchange of Contracts” takes place and the contract becomes legally binding. It is now time to book the removals!
The big day
Congratulations – the big day has arrived. Once we have received a call from your solicitor to confirm they have safely received your buyer’s money, we will release the keys to your purchaser. Once this has happened you can start moving those boxes!
